Job Description
In this role you will be a member of the Global Volumetric Modular
Business Development/Pre-Construction Team. The Pre-Construction
Manager (PCM) will be responsible and accountable for supporting
company sales strategy, following company preconstruction process
and best practices, and acting as the key leader in the entire work
delivery/acquisition process including management, coordination,
and delivery of the pre-construction phases of the project.
The Pre-Construction Manager is responsible for representing VBC,
both internally and externally,
in a manner that aligns with our brand and core values to establish
new business relationships and opportunities in various
markets.
--- Coordinate, manage, and supervise the work of all
preconstruction resources including interdepartmental staff and
external consultants.
--- Plan and lead the preconstruction strategy meetings on the
approach to the project and ensure that potential risks have been
evaluated and reviewed with senior management.
--- Ensure the creation of realistic and detailed scopes and
schedules for all design, approval, estimating and construction
activities
--- Ensure that each project has prepared a cost model(s) during
the Design Development Milestones/Stages and analyze these cost
models with estimating and construction resources to verify
accuracy.
--- Coordinate and ensure that a preliminary construction schedule
has been developed for each estimate at design milestones. Work
with the Project Team to develop Master Project Schedule.
--- Produce progress reports at development milestones, evaluate
materials and systems costs, review document progress and
coordination and build and maintain subcontractor and vendor
relationships where required
--- Ensure that the estimates, including general conditions,
reflect the actual schedule, resource and other requirements of the
project
--- Ensure that clearly defined, comprehensive and accurate scopes
of work are completed for all work packages
--- Act as document reviewer and adviser for constructability and
value analysis
--- Ensure estimates are complete and reflect all that is required
to build the project
--- Provide monthly cost analysis and progress status reports for
all active preconstruction assignments and manage the
preconstruction budgets.
--- Organize and lead the transition meeting between the project
operations team and the preconstruction team and coordinate the
follow-up meetings
--- Visit ongoing projects to verify status of estimate, schedule,
etc vs. project status, meet with the project operations team for
comparison to the preconstruction planning estimation of cost,
progress, quality etc.
--- Provide feedback for business process improvement and
analysis.
--- Proactively identify and help to solve problems to minimize
risk
--- Actively participate on internal team(s) that focus on
continuous improvement of the business.
The role will work closely with and report to VBC's
pre-construction, business development and project management
organization in Philadelphia. As part of the pre-construction team,
you will be responsible for:
--- Manage the customer experience by overseeing modular projects
from early-stage design and into manufacturing.
--- Collaborate closely with Business Development on conceptual
estimates, plan reviews, initial proposals and client review.
--- Collaborate closely with VBC's integrated architecture and
engineering division, VBC Studio, to advance projects from
schematic design through manufacturing shop drawings.
--- Collaborate closely with VBC's manufacturing and construction
divisions to develop and maintain modular unit specifications,
scope of work documents, requests for quote/information, product
submittals, project schedules.
--- Directly oversee the modular project during design, through
material procurement and into manufacturing to ensure strict
adherence to project specifications and scope of work.
--- Contract administration - draft and negotiate contract
documents, manage, and monitor contractual obligations, develop and
manage change orders, prepare timely payments applications
--- Estimation - support VBC's sales and design teams with various
cost analyses.
Qualifications
--- Experience working both independently and, in a team-oriented,
collaborative environment.
--- Ability to prioritize and manage workload.
--- Excellent verbal and written communication skills.
--- Technical knowledge of building codes considered a plus
--- Familiarity with (or willingness to learn) cloud base CRM
and/or project management tools such as HubSpot, ProCore, MS
Project.
--- Construction or modular industry experience preferred but not
required.
--- Multi-family construction experience required.
--- Ability to travel and work in the field when necessary
--- Willingness to travel (Valid driver's license). Travel with
overnight stay may be required.
